The homeowner noticed the deck had some give in one corner and called before hosting a family gathering. The springiness turned out to be advanced rot in the ledger board where it attaches to the house, and two of the four post bases had failed at the concrete level. It looked like a surface issue from above and was a structural issue underneath.
We gave them a straight assessment of what was wrong, what the code-compliant fix looked like, and what it would cost. No added scope beyond what the condition actually required.
The deck was solid and inspected within four working days. The gathering went ahead as planned.
