Commercial · Renovation & Repair

We work around you, not the other way round.

Refreshing an office that people are working in. Replacing a failing roof over a store that has to open Saturday. Fixing the thing that the fire inspector flagged. Most commercial repair work happens in buildings that cannot shut down for it, and that constraint shapes everything about how the job gets run.

We work nights and weekends when the schedule needs it. We phase the work so there is always a way in and a way out. We put up real dust containment rather than a sheet of plastic, and we leave the space usable at the end of every shift. Your customers should not be able to tell we were there.

Scope of Work

What we take on

Anything from a single failing system to a full interior refresh. If it is smaller than a general contractor usually bothers with, call anyway — we would rather tell you honestly than have you chase five people for a quote.

  • Interior refresh: paint, flooring, ceilings, lighting
  • Occupied-building remodels, phased around operations
  • Roof repair and replacement
  • Storefront, entry, and door repair
  • Deferred maintenance assessment and prioritized repair plans
  • Water intrusion diagnosis and remediation
  • Structural repair and reinforcement
  • ADA compliance upgrades
  • Life-safety and code-correction work
  • Restroom renovation and fixture replacement
  • Parking lot, walkway, and exterior repair
  • Emergency repair and make-safe

How It Runs

From first walk to close out

1

Assessment

We look at what is failing and tell you what has to happen now versus what can wait. In writing, in priority order.

2

Schedule Around You

We plan the work against your operating hours before we price it, because when the work happens changes what it costs.

3

Itemized Bid

Line by line, including the after-hours premium if there is one. You should be able to see what you are paying for.

4

Phased Execution

Containment up, work done, site returned to usable at the end of each shift. Every shift.

5

Walkthrough

We go through it with you and nothing is called done until you have signed off on it.

Common Questions

Renovation & Repair FAQ

Can you work nights and weekends?

Yes. For occupied retail, offices, and anywhere with customers coming through the door, after-hours work is usually the right answer and we schedule it that way. It carries a premium and we show it as a separate line so you can decide whether it is worth it.

Do we have to close while you work?

Almost never. We phase the work and contain it so the business keeps running. On the rare job where a short closure is genuinely cheaper or safer than working around you, we will tell you that up front and let you make the call.

How do you handle dust and noise in an occupied building?

Proper temporary partitions, negative air where the work warrants it, and floor protection on the path in and out. Noisy work gets scheduled outside your hours. This is the part most contractors skimp on and it is the part your tenants and customers actually notice.

Do you take small commercial repairs?

Yes. There is no minimum. A single door that will not latch, one section of failing roof, a restroom that needs bringing up to code — all of it is work we take, done by the same licensed crew that runs the larger jobs.

What if the repair turns out to be bigger than it looked?

We stop and tell you before we keep going, not after. That is the whole point of opening something up carefully. You get a revised number and a decision to make, rather than a surprise on the invoice.
